Traditional Listing vs. Auction

Unlike many of our competitors, we do not automatically recommend an auction method of sale. At Smith Land Service Co. in Atlantic, IA we will research the potential sale property and sale property area first before making a sale method recommendation. Assured local competition and/or higher quality land are pre-requisites for guaranteed auction results, which can be pretty exciting. However, the fact is Iowa land varies significantly in land quality and land use and some types of farms simply do not auction well. At Smith Land Service Co., we like to offer choices with pros and cons of each method and let the client decide, depending on his or her risk orientation.
